The Thailand Investment Visa offers a long-term stay option for foreigners who invest a minimum of 10 million THB in eligible assets.
You can combine different investment types as long as the total amount meets the requirement.
Eligible investment categories include:
• Purchase or long-term lease of a condominium (minimum 3 years)
• Fixed deposit in a Thai bank (majority Thai-owned)
• Purchase of government or state enterprise bonds
This visa is issued as a Non-Immigrant Visa and can be extended yearly.

Rules & General Conditions
Important rules for the Thailand Investment Visa:
• Minimum total investment: 10 million THB
• Investments must be made after 25 October 2008
• Property purchases must be new developments bought directly from developers
• Visa extensions depend on maintaining the qualifying investment
• Holders cannot work with an Investment Visa
• Family members (spouse & children) may apply for long-stay permission with proof of relationship

Eligibility Criteria
To qualify for the Investment Visa, applicants must:
• Hold a valid Non-Immigrant Visa (90 days)
• Make qualifying investments totaling at least 10 million THB
• Provide official proof of investment (bank statements, transfer forms, SPAs, etc.)
• Have a passport valid for at least 6 months (or 18 months for a one-year visa)
Eligible dependents include:
• Spouse
• Children under 20
Each dependent must show proof of family relationship.

Submit Your Application
Apply at the Immigration Bureau in Thailand or at a Thai Embassy abroad.
